URBANUS was invited to design the sales office for a famous real estate brand, OCT ( Overseas Chinese Town ) which has a unique development strategy of combining nature, tourism and residential housing together. In the concept design phase we persuaded the client to make the building into a cultural venue, not just a building to sell buildings.

The basic composition is a glass box floating over a podium. Symbolizing spiritual openness, the glass box is an exhibition space that has a panoramic view of the park and residential area. The podium's fa?ade facing the city's green area is open in its entirety. The fa?ade facing the city street is, in contrast, enclosed by two long concrete walls in order to separate a sunken outdoor courtyard from the bustling city streets and to give the comfortable indoor space an unexpected quiet relaxing area in between the nearby construction sites.
